A home is the most expensive purchase most people ever make. As an owner you will benefit from expert advice on the condition of your property – whether you plan to live in it, rent it out or sell it.
In an RICS Home Survey we carry out an in-depth visual inspection of the property. Our report provides an expert account of the property’s condition and highlights any problems in clear and easy to understand ‘traffic light’ ratings in line with the RICS standards for Home Surveys
Different homes require different types of survey. Below is a brief outline of the main types of survey. For more information or to discuss your requirements please feel free to contact me.
Survey level one: RICS Condition Report
Shows the condition of the property, offers guidance to legal advisors and highlights any urgent defects. Typically the lowest priced of the surveys, it is aimed at conventional properties and newer homes. – We do not offer this report.
Survey level two: RICS HomeBuyer Report – Survey
Includes all the features of the RICS Condition Report, plus aims to help you decide whether you need extra advice before committing to purchase and aims to advise you on the amount of ongoing maintenance required for the future.
Survey level two: RICS HomeBuyer Report – Survey and Valuation
Includes all the features of the ‘RICS HomeBuyer Report – Survey’, plus a market valuation and insurance rebuild costs. – We do not offer this report.
Survey level three: RICS Building Survey
Essential for larger or older properties, or if you’re planning major works. The most comprehensive report provides you with an in-depth analysis of the property’s condition and includes advice on defects, repairs and maintenance options.
Bespoke Pre-Acquisition Survey
Outside of the RICS suite of surveys we are able to offer bespoke pre-acquisition surveys for the more complex, unusual or older property. To discuss your needs then please feel free to contact us.
